Maximizing Depreciation
The world of real estate investing has its positives and negatives, but few things are more universally positive as depreciation. A simple idea, really. The IRS agrees that your building is falling apart. Turning to dust, actually, and it will be worthless (if it is used in any way residential) in 27 and a half years. So, the IRS lets you take depreciation based on that timeline off your taxes every year. Pretty simple, right. But then there comes the idea of accelerated depreciation, which is where you can take individual parts of your building (and the percentage of the building they represent) and depreciate them on a tighter timeline. Just another trick you should have up your sleeve as an investment real estate entrepreneur.
